Job Title: Director of Real Estate

Location: Palm Beach Gardens, Florida

Reports To: President & Chief Operating Officer

Collaborates With: Midas - Sr. Director of Franchise Development & Divisional Operations Leaders and Parent Company (Mavis) – Real Estate / Construction partners.

Position Summary:

Midas, a trusted leader in automotive services and a brand owned by Mavis , is seeking a strategic and results-driven Director of Real Estate to lead and manage all aspects of real estate development across North America. This role is critical to supporting the brand’s growth strategy through site selection, lease negotiation, market planning, and portfolio optimization. The ideal candidate will bring deep expertise in retail real estate, a strong understanding of franchise operations, and a collaborative mindset.

Key Responsibilities:

Real Estate Strategy & Execution

  • Develop and execute a comprehensive real estate strategy aligned with Midas’ growth objectives.
  • Identify and evaluate new site opportunities for both corporate and franchised locations.
  • Lead market planning and site selection processes in collaboration with franchise development and operations teams to support new store growth, relocations, and rebrands across franchise owned operations in accordance with defined target markets for expansion new and existing.
  • Lead the development and execution of a market expansion plan

Site Selection

  • Analyze market conditions, demographic data, competition, and traffic patterns to identify high-potential sites. Conduct site tours with internal stakeholders and franchise partners working in collaboration with Operations and Franchise Development leader.

Franchise Support / Collaboration

  • Partner with the Sr. Director of Franchise Development & Counterparts at Mavis to support franchisees in securing optimal locations.
  • Provide real estate guidance and resources to franchisees throughout the site selection and lease negotiation process.

Lease & Portfolio / Transaction Management

  • Negotiate and manage leases, renewals, and relocations to ensure favorable terms and long-term viability.
  • Oversee the real estate portfolio to optimize performance, reduce risk, and support brand consistency.

Cross-Functional Leadership

  • Collaborate with legal, construction, finance, and operations teams to ensure seamless execution of real estate projects.
  • Present real estate plans and performance updates to executive leadership.

Market Intelligence / Planning

  • Monitor market trends, demographic shifts, and competitive activity to inform site strategy.
  • Maintain strong relationships with brokers, landlords, and developers.
  • Lead long-range market planning efforts using tools such as GIS mapping, sales forecasting, and competitive analysis utilizing software platforms. (Ex. SitewiseAnalytics platform)

Qualifications:

  • Bachelor’s degree in real estate, Business, Finance, or related field (MBA preferred)
  • 8+ years of experience in retail real estate, preferably in franchised or multi-unit environments
  • Proven track record in site selection, lease negotiation, and portfolio management Strong analytical, negotiation, and project management skills
  • Experience with retail real estate in the automotive, franchise, or service industry
  • Previous experience in a franchise operation with wide geographical footprints
  • Strong knowledge of leasing, site evaluation, zoning, and permitting processes
  • Proven ability to manage multiple projects across geographically diverse markets
  • Previous experience in a franchise operation with wide geographical footprints
  • Experience in creating 3, 5- and 10-year strategic plans
  • Demonstrated ability to adjust to changes in customer demands or operational goals
  • Excellent customer service orientation and experience in business-related interactions
  • Excellent communication and interpersonal abilities
  • Possess high-energy levels and be passionate about your customers and their needs
  • Willingness to travel (as needed) in USA / Canada

Preferred Experience:

  • Automotive retail, tire & service centers, or quick lube franchise systems
  • Working knowledge of franchise development processes from a franchisor and franchisees perspective.
  • Master knowledge of real estate platforms -Sitewise, CoStar, Tango, or other
